How To Find A Super Successful Real Estate Agent

 

The challenge is always going to be getting straight talk from someone with a very deep well of experience and the integrity to do what they say they are going to do.

 

The person you choose must be able to move seamlessly between objective appraiser to unbiased advisor into highly skilled negotiator.  Years of service is not enough as proactive behaviour gained only after an extraordinary amount of experience and reflection on what works and does not work well is the real indicator of the right choice.  Thinking 3 steps ahead will put more money into a Client's pocket and ensure fewer issues every single time. 

Old school human hustle is your base, technology is the knockout punch!

Qualifiers

1) They will dress the part.

2) They will show up with a written plan of action and have great confidence in that plan.

3) They will be able to communicate to you in an easily understood manner.

4) When questioned they have explanations as to subtle nuances that make sense. If you don’t understand it or it can’t be explained coherently, don’t do it.  Trust your instincts!

5) They will have a reasonable idea of the definition of fair market value.

6) Every strategy they propose should make sense and be working towards obtaining fair market value or better.

7) They will objectively rate your property as; average, above average or below average and fearlessly communicate that to you in an objective and honest manner.

8) They will have a written easily understood analysis of value for the subject property that is no more than a few pages long that makes sense to you.

9) The written plan of action or marketing plan will be based on previous campaigns and will have delivered superior results while being repeated many times.  There are no guarantees however it will ensure that the basic, appropriate steps are going to be covered.

10)  They will provide you with information as to how you can assist in the process with a list of things to do that will help influence the sale price of your home.

 

A highly functioning Real Estate Salesperson will be able to address the following in their marketing plan.  If they have a written marketing plan when you interview them move them to the top of the list!
